1. Where is Diani located?

Diani is South of Kenyan coast and 35 kilometres from Mombasa, Kenya's main port and second largest city. With its tropical beaches and dramatic wildlife parks, Kenya has exotic tourist image. Diani is a big tourist town where the beaches are the backdrop for one of the most beautiful coral reefs in the world. Mombasa has an international airport while Diani has an airstrip. Diani has the longest beach in Kenya stretching 20km. It is only a 40 minute drive from the nearest Game Reserve of Shimba Hills where one can see giraffe, elephants and other species.


2. How many tourist Beach Hotels are there in Diani and what kind of facilities are available?

There are around sixteen Beach Hotels in Diani. These vary from small, private hotels to large five star large resorts. Most hotels are designed with local materials and have extensive gardens, ensuring the area doesn't feel too crowded. A large number of restaurants, nightclubs, discos and other nightly entertainment venues are available within and outside the hotels. Diani also offers excellent water-sports including windsurfing, sailing, snorkeling, water-skiing, parasailing and scuba diving all easily available from most of the hotels along the beach. 3. What is the top temperature in summer in Diani?

The hottest months are December to March when the temperatures reach 93 Fahrenheit /34 Celsius.


4. What is the average rainfall in Diani?

The average rainfall in Diani is 1200 mm / 47 inches and the average daily temperature ranges from 27 Celsius / 80 Fahrenheit to 31 Celsius / 88 Fahrenheit. 6. Are the Diani plots/properties Freehold or Leasehold?

Each plot has a Freehold Title Deed free of any encumberance.


7. What is the transaction procedure and payment terms?

Upon agreement of the sale price for each plot or plots, our lawyers/solicitors/advocates will prepare a Sale Agreement. Ten percent of the agreed purchase price is payable through the lawyers/solicitors/advocates on the signining the Sale Agreement and the balance on transfer of the Title Deed to the purchaser. The purchaser also pays stamp duty which is a tax levied by the government through the Lands and Housing ministry, primarily for the purchase of land assets. It is currently measured as a percentage (4%) of the value of the property purchased.

8. How far is Diani Country Farm and/or the plots from the beach?

Diani Beach has a tarmac road running parallel to the beach and approximately 0.5 km from the beach. The plots are about 1 km from the tarmac road South. The beach hotels and shops are located near to this road.


9. What utility services are available?

Electricity mains are nearby and fresh water built up well is on plot No. 1429.


10. What kind of development can one do on these plots?

Due to their proximity to the tourist hotels along Diani beach, these plots are ideal for the development of holiday villas/cottages, residential houses and/or other facilities.
